Three Sellerburg plats approved

Road names in Clark County set to change

JEFFERSONVILLE — Two final plats and a preliminary plat have been approved by the Clark County Planning, Zoning and Building Commission.

The final plats approved were for two separate subdivisions in Sellersburg and were granted conditional approvals. When the approval for the first subdivision plan was requested, Planning and Zoning Commission Attorney David Nachand explained that due to revisions to subdivision ordinance, an unconditional plat approval requires the infrastructure to already be in place. A conditional approval is also available, but the infrastructure must be investigated and approved by the county before the deed is recorded.

Section two of the Autumn Ridge Subdivision contains 28 lots, on 8.86 acres, in Carr Township off of Perry Crossing Road in Sellersburg. The developer of the subdivision is Lenfert and Young LLC, of which Clark County Councilman and Planning and Zoning Commission Member Brian Lenfert is a principal.

While the approval was being requested and when the vote was taken, Lenfert was out of the room.

The conditional plat was approved 6-0 on Wednesday.

The second plan for which conditional approval was request was by B.C. Land Development Company LLC, which was seeking approval for the fourth section of the Estates of Elk Run. The plan contains 14 lots, on 4.11 acres, on Elk Run Trail, and was unanimously approved.

A request for the preliminary plat of a subdivision — which has been partially been developed and was previously approved — was again presented for planning and zoning commission approval.

“It’s been more than three years since the final plat has been recorded, so subsequently the preliminary plat has expired,” said Engineer Jason Copperwaite, with Paul Primavera and Associates, who presented the plan.

He said the original subdivision plans were presented in 2004 and three sections of the subdivision had been recorded. A fourth section was approved, but not recorded.

Highpoint Properties LLC purchased a portion of the Yorktown Park Subdivision and is seeking to develop section five of the property. Section five will have 20 lots and a common area, on 10.16 acres of land, on Independence Way in Sellersburg.

Copperwaite said nothing has changed in the plan since it had been approved more than three years ago and patio and garden homes will be constructed on the lots. They are expected to cost about $150,000 when completed.

The preliminary plan was unanimously approved.



Renaming roads

Because the county has taken over a number of state roads, the roads can no longer carry the “State Road” designation. A proposal to rename portions of five formerly designated state roads was presented to the planning and zoning commission Wednesday.

The roadways in question include Ind. 111, Ind. 160, Ind. 203, Ind. 311 and Ind. 403. The commission agreed to rename all of the streets Old State Road and their respective numerical identifier, except for Ind. 111. Instead the commission agreed to name the portion of the road — running from the Floyd County Line north to Ind. 60 — Grant Line Road.

At their regular meeting Thursday, the Clark County Commissioners unanimously approved an ordinance adopting provisions of the INDOT driveway permit manual with respect to street cuts along the roads relinquished to the county. The rules govern where new driveways and entrances to subdivisions can be placed.



Zoning change

Tony Zollman, of Underwood, requested a zoning change for property he inherited from his family.

Jack Vissing, Zollman’s attorney, said the request was being made in order to operate a small meat processing facility on the site. The facility would be operated by Zollman as its only employee and process deer and potentially cattle. Zollman agreed that he would offer a zoning commitment to limit the business on his property to meat processing.

The zoning change from A1 — agricultural — to B1 — business — was unanimously approved.
